How to make sure you comply with gas safety regulations
In this chapter we outline the six steps to protect yourself against falling foul of the law
The penalties might be harsh, but the gas safety regulations themselves are pretty straightforward. Here’s our round up:
Six steps to protect yourself against falling foul of the law:
Schedule a gas safety check once a year
Attend to any repairs or maintenance recommended by your engineer on the Gas Safety Record
Make sure your tenants are given a copy of the record document as soon as possible after the inspection
Carefully file the original Gas Safety Record and keep it for at least two years
Service all gas appliances according to the manufacturer’s instructions – or every 12 months
Make sure any contract with a managing agent clearly states who is responsible and liable for making sure your gas safety responsibilities are carried out.
And for a bit of extra help, HF Assist – Total Property’s specialist letting agent helpline – has produced a handy guidance note on gas safety certificates and Section 21 notices.
